Financial Skills: Investment Properties
Is real estate investing a guaranteed path to financial success? We’ve all heard stories about people buying real estate in cities such as Vancouver or Toronto “at the right time” and becoming millionaires in a matter of a few years. While that can happen, real estate does use significant leverage and if the wrong property is purchased at the wrong time (for you, not necessarily the broader market) it can lead to financial ruin. This workshop we will review the key metrics to consider when deciding to buy an investment property and teach you how to compare its cash flow to a REIT ETF. We will also discuss the pros and cons of buying foreclosures as well as some of the regulations around these forms of transactions.
Note: It is highly recommended that participants first attend Housing I or are familiar with real estate terminology before signing up for this workshop.
Learning Outcomes:
- Determining the costs and benefits of buying investment properties and when these can be more or less desirable than REITs.
- Learn how to accurately calculate the cash flow of an investment property.
- Learn what additional rules and regulations apply to investment properties vs. your principal residence.
- Become familiar with how foreclosures work and what to look out for.
